How Do I Spot a Roofing Scam After a Storm?

The biggest red flags after a storm are door-to-door roofers pressuring you to sign a contract on the spot, requesting large upfront payments, and offering to waive your insurance deductible. These are textbook tactics used by storm chasers who flood into Charlotte after major weather events, collect money, do questionable work, and disappear before problems surface.
Charlotte gets hit by severe thunderstorms, hail, and wind regularly. Every time a significant storm rolls through, out-of-town roofing crews descend on the area looking for damaged roofs and homeowners who are stressed, confused, and eager to get the problem fixed quickly. Knowing how to spot the scams protects your home and your wallet.
How Storm Chasers Operate
Storm chasing is a business model, not just a few bad actors. Here is how it typically works in the Charlotte market.
A major hail or wind event hits the area. Within 24 to 48 hours, crews from other states drive into town and start going door to door in affected neighborhoods. They offer a free roof inspection, which sounds reasonable. Once on the roof, they show you damage and push hard for you to sign a contract right then and there. They want to lock you in before you have time to research them, get competing estimates, or think clearly.
Once they have the contract, they file the insurance claim, do the work as quickly and cheaply as possible, collect the insurance payout, and leave town. If problems develop months later, the phone number does not work, the company has dissolved, and you are left with a failing roof and no recourse.
Red Flags to Watch For
Door-to-Door Solicitation After a Storm
Legitimate roofing companies in Charlotte build their business through referrals, reviews, and reputation. They are not walking through neighborhoods knocking on doors. If someone shows up unsolicited the day after a storm offering a free inspection, be cautious. A free inspection from a known, local company is fine. A free inspection from someone you have never heard of who showed up from out of state is a sales pitch.
Pressure to Sign Immediately
Any contractor who tells you the price is only good today, or that you need to sign now to get on the schedule, is using a pressure tactic. Legitimate companies give you time to review the estimate, get competing bids, and make a considered decision. The urgency is manufactured. Your roof damage is not going to get worse overnight because you took 48 hours to compare estimates.
Offering to Waive Your Insurance Deductible
This is a big one, and a lot of homeowners do not realize it is a problem. If a contractor offers to waive your deductible or absorb it as part of the deal, they are either inflating the insurance claim to cover the deductible amount, which is insurance fraud, or they are planning to cut corners on the work to make up the cost difference. Either way, it can come back on you. North Carolina law considers this a form of insurance fraud that exposes both the contractor and the homeowner to legal liability.
Large Upfront Payments
A reasonable deposit to secure scheduling and order materials is normal, typically 10 to 30 percent of the total job cost. Asking for 50 percent or more before work begins is not standard practice, especially from a company you have no prior relationship with. Full payment before work starts should be an automatic disqualifier.
No Local Address or Verifiable History
Ask for a physical business address and verify it. Storm chasers often list a P.O. box, a temporary office, or a hotel as their business address. Search for them on Google Maps. Check their Google reviews and how long they have been in business. A company that has been operating in Charlotte for several years with a consistent review history is far safer than one that appeared last week.
Vague or Verbal-Only Contracts
A legitimate roofing contract specifies the scope of work, materials, timeline, payment terms, and warranty details in writing. A storm chaser may use a vague contract with minimal detail, making it easier for them to change the scope, substitute cheaper materials, or avoid accountability. Never sign a contract that does not clearly spell out what you are getting.
How to Protect Yourself
Take your time. You are not required to make a decision the same day someone knocks on your door. If your roof is actively leaking, get a tarp on it for immediate protection, but take time to find the right contractor for the permanent repair. Visit our FAQ page for guidance on the insurance claims process.
Verify licensing and insurance. Check the contractor's license through the NC Licensing Board. Ask for a certificate of insurance showing general liability and workers' compensation. Call the insurance company listed on the certificate to verify it is current.
Get multiple estimates. Even after a storm, take the time to get at least two or three estimates from different contractors. Compare the scope of work, materials, and warranty terms, not just the price.
Work with a local contractor. A roofing company based in Charlotte, Huntersville, Fort Mill, or elsewhere in the metro has roots in this community and a reputation to protect. They will be here in two years if something needs attention. An out-of-state crew will not.
Do not let anyone sign documents on your behalf. Some storm chasers ask homeowners to sign an Assignment of Benefits form, which gives the contractor the right to negotiate directly with your insurance company. This removes you from the process and can lead to inflated claims, disputed coverage, and delayed payments. Stay involved in your own insurance claim.
What to Do If You Have Already Been Scammed
If you suspect you have hired a storm chaser and the work is substandard, document the issues with photos and contact the NC Attorney General's consumer protection division. File a complaint with the Better Business Bureau. If the contractor is licensed, file a complaint with the NC Licensing Board. And have a reputable local contractor inspect the roof to assess what needs to be corrected.
