How Long Does a Roof Replacement Take?

How Long Does a Roof Replacement Take?

Most residential roof replacements in Charlotte take one to three days of actual work on the roof. A straightforward ranch-style home with a simple roofline can often be completed in a single day, while larger homes with complex layouts, steep pitches, or multiple dormers may take two to three days.

But the on-roof work is only part of the timeline. From your first phone call to the final inspection, the full roof replacement process in Charlotte typically takes two to four weeks. Here is what each phase looks like and what can speed things up or slow them down.

Phase 1: Inspection and Estimate

Everything starts with a roof inspection. We get on your roof, check the shingles, flashing, ventilation, and decking from the attic, and document what we find. From there, we put together a detailed written estimate. This initial phase usually happens within a few days of your first call, sometimes sooner depending on scheduling.

If you decide to move forward, the next step is signing the contract and selecting your materials. Shingle color is the biggest decision most homeowners face here. We can show you samples and help you choose something that complements your home's exterior. This phase moves as fast or slow as you need it to.

Phase 2: Material Ordering and Scheduling

Once materials are ordered, delivery typically takes three to seven business days, depending on what is in stock at the local supply house. Standard architectural shingles in popular colors like weathered wood, charcoal, or slate gray are usually available quickly. Specialty products, premium lines, or less common colors may take a bit longer.

Scheduling depends on the time of year. Late spring and summer are the busiest seasons for roofers in Charlotte. After a major storm event, demand spikes and wait times can stretch to two weeks or more. If you can schedule your replacement during a slower period like late winter or early spring, you will often get faster turnaround.

Phase 3: The Actual Replacement

This is the part most homeowners want to know about, and it goes faster than you might expect.

Day 1: Tear-Off and Decking Inspection

The crew arrives early, typically between 7 and 8 AM. They set up protective tarps around your home's perimeter to catch debris, position the dumpster, and start stripping the old shingles. For a standard-sized Charlotte home, the tear-off takes most of the morning. This is the loudest part of the job, so if you work from home or have noise-sensitive pets, plan accordingly.

Once the old shingles are off, the crew inspects the decking. This is the plywood or OSB sheathing underneath your shingles. If any sections are rotted or water-damaged, they get replaced on the spot. In the Charlotte area, we commonly find damaged decking around valleys, chimneys, and eaves where water has been pooling. Most jobs require replacing two to six sheets, though some need more.

Day 1-2: Underlayment and Shingle Installation

After decking is repaired, the crew installs ice and water shield at all eaves, valleys, and penetrations, followed by synthetic underlayment across the entire roof. Then the shingles go on, starting from the bottom edge and working up. New flashing is installed around chimneys, vents, pipes, and skylights. Ridge vents are installed along the peak for ventilation, followed by ridge cap shingles.

A typical 2,000 to 2,500 square foot home in Charlotte can usually be completed in one full day or early into the second day. Larger homes or homes with steep, complex rooflines may extend into a second or third day.

Final Day: Cleanup and Inspection

After the last shingle is nailed, the crew does a thorough cleanup. This includes clearing all debris from your yard, running magnetic sweeps across your lawn and driveway to pick up stray nails, and inspecting the finished roof from the ground and ladder level. We then schedule the county building inspection, which typically happens within a few days.

Factors That Affect the Timeline

Roof Size and Complexity

A simple gable roof on a 1,500 square foot ranch is a one-day job for an experienced crew. A 3,500 square foot home with dormers, multiple valleys, a steep pitch, and three chimneys might take three days. The more complex the roofline, the more time each detail takes.

Weather

Charlotte's weather is the single biggest wildcard. Roofing materials need to be installed on dry surfaces, and crews cannot safely work on wet roofs. If rain is in the forecast, we reschedule. If an unexpected pop-up storm hits mid-job, which happens regularly during Charlotte summers, the crew tarps the exposed areas to keep your home watertight until they can resume. We watch the forecast closely and communicate any schedule changes as early as possible.

Decking Damage

Extensive decking damage adds time and cost. If we remove the old shingles and find that a large section of decking has rotted through, replacing it takes additional hours. This is more common on older homes in neighborhoods like Dilworth, Myers Park, and Plaza Midwood, where roofs may have had small leaks for years without anyone noticing.

Time of Year

Charlotte's busiest roofing season runs from April through October. Storm season drives a spike in demand, especially after a significant hail event. Scheduling during the off-season, roughly November through March, often means shorter wait times. Temperatures in Charlotte rarely drop below the 40-degree threshold needed for proper shingle adhesion, so winter installations are generally fine here.
